What makes a Broward bathroom cost what it costs
A bathroom is the smallest room in the house and the most expensive per square foot, because almost all of the money is behind the tile. Waterproofing, drain lines, and — in this corridor specifically — whether you are in a single-family home or a condo, which changes the job before a single tile is set.
In a condo the rules are not ours, they are the building's. The City of Pompano Beach requires an association approval letter as part of the permit package for any bathroom remodel outside a single-family home, and a sound barrier test report meeting STC 50 and IIC 50 for any unit on the second floor or above. That is a document, not a formality, and it is the single most common reason a condo bathroom starts two weeks later than the owner expected.
The other variable is age. Broward's pre-1975 housing stock was plumbed in cast iron, and a bathroom is where you find out. We check the drain line before quoting. If it needs replacing we would rather show you that on the estimate than discover it with the floor already open.
Waterproofing is where we do not economize. In this climate a shower pan that was sealed cheaply will tell you about it within two years, and by then the repair costs more than doing it properly the first time.

The decisions that move the number
Walk-in shower
A curbless or low-curb shower reads as the single biggest upgrade in most bathrooms, and it is what most conversions in this corridor are asking for. The cost driver is not the tile — it is the waterproofing envelope and, if you want curbless, whether the floor can take the recess.
Waterproofing
The part you will never see and the only part that decides whether this bathroom is still sound in ten years. In Florida humidity a properly built pan and a bonded membrane behind the tile are not optional extras. This is the line item we will not cut to hit a number.
Vanities and storage
A stock vanity fits a standard opening and keeps the budget down. A custom one earns its cost when the room is an odd width, when you want two sinks in a space that does not obviously take two, or when you need drawers rather than a cabinet door.
Tile format
Large-format tile means fewer grout lines and a calmer room, but it demands a flatter substrate and more labour — the floor usually needs levelling first. Small mosaic on a shower floor is the opposite: more grout, better grip, more forgiving of a slope.
Shower glass
Frameless glass is the finish most people picture and typically the last thing installed, because it is measured against the finished tile rather than the plan. Semi-frameless costs meaningfully less and, in a guest bath, few people ever notice the difference.

Expect an association approval letter in the permit package, a sound barrier test report above the ground floor, and building rules on freight elevator hours and when work can start. None of this is a problem — it is scheduling. It only becomes a problem when nobody plans for it.
