Most Broward kitchens are older than they look

The median home in Fort Lauderdale was built in 1973, and in Pompano Beach in 1974. That matters more than the finishes do. Behind a kitchen that looks merely dated sits half a century of plumbing, wiring and cabinetry that was never meant to run this long — and it is the reason two kitchens of the same size can quote thousands of dollars apart.

The most common surprise in this corridor is cast iron drain line. Homes built before about 1975 across Broward and Miami-Dade were plumbed with it, and it typically fails somewhere between forty and sixty years — which is now. We look for it before we quote, not after demolition, because finding it on day three is what turns a fixed price into a moving one.

The second is the cabinet boxes. If the boxes are square and solid, painting or refacing gives you a kitchen that reads as new for a fraction of a full replacement. If they are particleboard that has taken on water under the sink, no finish will save them and we will tell you that at the estimate rather than after you have paid for paint.

Budget separately for permits: a Broward kitchen permit typically runs $500 to $2,000, and the City of Pompano Beach requires separate structural, plumbing, electrical and mechanical applications for a kitchen remodel, plus an association approval letter if you are not in a single-family home. Choosing your countertop and cabinet route

Quartz counters

Engineered, non-porous and the default choice in South Florida for a reason: it does not need sealing, it shrugs off the humidity, and it holds a consistent pattern across a long run. The most forgiving surface if the kitchen gets heavy daily use.

Granite counters

Natural stone, every slab different, and still the better value per square foot at the mid range. It wants resealing every year or two — worth knowing before you choose it over quartz, because that is the whole practical difference for most households.

Butcher block

Warm, comparatively inexpensive, and repairable — you can sand out a burn or a deep cut, which you cannot do with stone. It needs oiling and it does not belong next to a sink in a humid climate unless it is sealed properly and you are willing to maintain it.

Painting the cabinets

If the boxes are square and solid, this is the highest-return decision in the whole project. We degrease, sand, prime for adhesion and spray the finish, so it stands up to daily use in Florida humidity. Usually under a week, and it keeps the kitchen usable throughout.

Refacing the cabinets

New doors, drawer fronts and veneer over the existing boxes. It changes the door style, not just the color, and it costs meaningfully less than replacement while taking a fraction of the time.

Replacing the cabinets

The right call when the boxes are water-damaged, out of square, or when you are changing the layout. It is also the only route that lets you rethink storage from scratch — deeper drawers, a pantry, different heights.
